Noticeably reduced AirBnB prices in Mykonos and Santorini for this Easter, according to the Nationwide Network of Real Estate Agents E-Real Estates. In contrast, prices for short-term rental accommodation (apartments or houses, but not villas) on other islands, particularly Hydrahave soared as a result of both increased demand and limited supply.

THE Hydra, according to E-Real Estates data, for the period 3-6 May (Good Friday – Easter Monday), is at the top of the most expensive destinations. The rental cost for three nights in a 50 square meter residence amounts to 1,055 euros. Up close and the Spetseswhere for the corresponding period of time, the cost of renting a slightly larger house (60 sq m) amounts to €1,185.

“This year, island destinations that were exclusive to “strong” wallets in previous years, now seem to be recording a “correction” in prices” reports the Pan-Hellenic Network of Real Estate Agents E-Real Estates. It is typical that in Mykonos a three-night stay in the area of ​​Ftelia costs 392 euros, while in Santorini many apartments are offered at prices around 270 euros.

Reservations on the islands of the country for the Easter period, in the properties registered on short-term rental platforms, even reach more than 90%, as many people took care to secure their accommodation early this year, possibly hoping for better prices. However, there are also destinations where the occupancy is at 50% to 60%, as the owners delayed to “open” them for rent. Occupancy rates are expected to rise as we approach Easter, while high demand is also expected in continental destinations.

For example, according to the E-Real Estates survey, in the popular Corfu, pre-bookings already reach 90%. For a three-day stay in the capital of the island of Faiakos, it will be necessary to pay around 780 euros.

In the Argosaronic Islands, Hydra and Spetses, pre-bookings reach 97% and 62%, respectively, for the three days of Easter. THE Mykonos records pre-bookings of the order of 79% in the active properties for rent in the short-term rental sector, while the Santorini, 65% respectively.

Aegina and Fish hook, which are traditionally among the first choices for those looking for a nearby destination in Attica, with bookings reaching 82% and 72% respectively. The cost of renting a 45 sqm residence in Aegina for 3 nights is €260 and in Agistri €287 for a 53 sqm residence.

In Teno pre-bookings amount to 85%, however “active” properties do not exceed 30%-40% of the island’s potential, which means that some have either delayed putting them on the platforms or do not intend to do so for this Easter.

In Hermoupolis Syros, the occupancy reaches 82%, but also the “active” properties on the platforms do not exceed 40%. This relationship also drives the price to the heights, with the three days estimated at 928 euros. In Chios, occupancy is at 78% and the cost of accommodation ranges from 32 euros for 3 nights in the town of the island.

In Patmos pre-bookings reach 65%, with active properties not exceeding 40%. The cost of renting a house of 82 square meters in the area of ​​Grikos is €425 for 3 nights.
