Another “branded” property in Mykonos takes the road to electronic hammer. It’s about her villa of the Apazoglou family, of Phytraki publications, which according to information had been put up for sale in the middle of the financial crisis, around 2012.

THE auction is directed in particular against Mr. Vassilis Apazoglou, prompting doValue, while the first bid price is set at 1,093,000 euros.

According to the relevant report, the hammer is set for May 15, unless there are appeals or other moves to suspend the process by then.

The villa in Kanalia

The auction concerns the right of full ownership of 100% of a residence, located at the location “Kanalia-Epano Diakoftis” of the Real Estate District of the Municipality of Mykonos and which consists of two horizontal properties (basement and ground floor) with functional unit.

The property is developed on a plot, even and buildable, outside the city plan, of area 4,080 sq.m. According to the assessment report, the existing building on the plot is statically unified, consisting of two adjoining buildings, Building 1 and Building 2, each of which is an independent residence comprising a basement floor, a ground floor and a roof.

The auction concerns Building 2.

The horizontal property of the basement (auxiliary use) consists of a single space and a communication staircase with the ground floor of the same residence, while it has an area of ​​100.38 sq.m. The horizontal property of the ground floor consists of a living room, two bedrooms, a kitchen, a bathroom, a corridor and a staircase communicating with the basement of the same residence and has two balconies. She has too surface area 100.38 sq.m.

It is noted that, according to the appraisal report, the basement level of the property has been converted into a main use area and there is an arbitrary addition of approximately 90 sq.m. Also, a space of 30.92 sq.m. has been arbitrarily added to the ground floor level. Therefore, we have a basement floor area for residential use of 190.38 sq.m. and ground floor apartment area of ​​131.30 sq.m.

Based on the above, the built surface of the main spaces (Basement & Ground Floor) amounts to 321.68 sq.m. The building was erected with permit number 509/1995 for the construction of a ground floor building with a basement and, from 7/28/1999, the revision of this by the urban planning office of Syros. The year of its completion is considered to be 1997.

The property came to V. Apazoglou by virtue of a contract (of December 1998) of parental provision of horizontal ownership with retention of usufruct for a certain time.

According to the external autopsy, it was found “completed building in very good condition and maintenance commensurate with its age, according to the standards of Cycladic architecture, with a concrete slab. The surrounding area is designed with wooden pergolas, swimming pool, barbeque, paving, formations, plantings and stone terraces”. Also, it is noted that from the property there is a nice view of the sea, from which it is about 200 meters away in a straight line.

There are liens on the property, specifically a mortgage note in favor of Probank for an amount of 2,210,000 euros from 07-02-2012, a mortgage in favor of the National Bank for an amount of 200,000 euros, from 10-18-2021 as well as the forced seizure in favor of FRONTIER ISSUER DESIGNATED ACTIVITY COMPANY for an amount of 100,000 euros (part of the total claim), managed by do Value, registered on 12-21-2022.
