The plans for the new entertainment and hospitality hub of Athens were presented

North Star Entertainment presented its official plans and strategy for Project VORIA today (24.4.2024) in a press conference held at the Great Britannia Hotel.

It is an investment of 250 million euros through which the new entertainment and hospitality destination will be created in Maroussi, according to the official plans of North Star Entertainment.

Project VORIA aims to create a versatile multi-use complex that will include a five-star luxury hotel, event and conference venues, a variety of dining and entertainment options, and a casino.

The complex will be built on the Dilaveri estate in Marousi and will be the first strategic investment implemented in the area after many years, aspiring to bring the northern suburbs of Athens to the center of tourist and business interest.

The building is designed according to the most modern architectural standards, so that it integrates harmoniously with the environment, without imposing itself with its volume. The height of the complex will be lower than the neighboring buildings in the area, while thanks to its innovative design it will give an even smaller sense of volume.

At the same time, the complex incorporates advanced technologies for the sustainable management of natural resources and the reduction of the environmental footprint, while the green areas of a total area of ​​17,232 sq.m. are also an integral part of the project. in which the required plantings are exceeded by approximately 7,000 sq.m.

An important part of the project is also the 25 acres (out of the total 50 of the area) which are granted to the Municipality of Amarousi for the creation of areas of public use with free access for the public, with the ultimate goal of the recreation of the citizens and the upgrading of the quality of life of the residents .

Presenting the design philosophy of the new complex, Mr. Spyros Tsagaratos, President and CEO of the ASPA-KST architectural office that has undertaken the architectural study of the project, referred to the “green” and sustainable design of the building.

At the same time, he emphasized that with the implementation of the project, the urban planning in the area is completed and as a result, the properties of citizens who will see their properties gain more value are settled. As he pointed out, 42% of the area will be common and public spaces and an additional 35% will be uncovered green space with free access.

In his own presentation, Mr. Konstantinos Zekkos, renowned Transportation Specialist, General Manager of the company Dromos Consulting, which implemented the transportation planning of the project, underlined the important improvement interventions that will be carried out at the expense of the investors in the context of the investment, thanks also to concession of part of the area for the upgrade of the arterial circulation of Kifisias Street and Loui Street, at the same time as the construction of a network of new collector roads as well as an integrated network of sustainable mobility (pedestrians, cyclists and users of micromobility vehicles) within the wider area for the interconnection with the OAKA pole and with the future station of Line 4 of the metro.

Interventions which, on the one hand, ensure self-contained and independent access to the new complex through the arterial network, without interference with the rest of the urban road network, and on the other hand, drastically upgrade road safety and the level of transportation services of the wider urban planning unit.

The fact that the peak traffic of VORIA does not coincide with the peak hours of the neighboring offices, department stores, hospitals, etc. was particularly emphasized, which, in combination with the improvement interventions foreseen, will lead to a positive traffic footprint after the implementation of the project.

“Our main concern was to design a complex with innovative environmental solutions that would fit harmoniously into the urban landscape, characterized by high aesthetic architecture, soft construction, and the creation of green space for the residents of the wider area. We aim to develop an integrated complex that will upgrade the northern suburbs without including commercial shops, thus maintaining a balance with the local market. By creating 1,000 new jobs and strengthening the local economy, we are giving Marousi the momentum to transform into a real model of urban development” said Mr. Yiannis Tsirikos, CEO of North Star Entertainment.
