So, for the June 19, 2024 It is scheduled to be released on the electronic hammer Ano Glyfada Police Station, if by then no solution has been found or suspension motions have not been mediated.
The one in question property, of course, it is leased in order to house the Police Department (Security Sub-Directorate of South-East Attica, Department of Foreigners of South-East Attica and Passport Office of Glyfada) and the auction is directed against the owner company which bears the distinctive title “Ask”.
The property in Terpsithea that is going under the hammer
The hammer concerns the full ownership of 100% of a plot of land, even and buildable, which is located within the approved plan of the real estate district of the municipality of Glyfada Attica in “Terpsithea” settlement, and on Voreiu Epirou street no. 50. The plot has a total area of 1,337 sq.m.
The property is 1 km from Andrea Papandreou Street, 550 meters from the beginning of Dim. Gounari and 500 meters from Cyprus Avenue which are the main road and commercial axes of the wider area.
Within the above plot there is a three-storey commercial building consisting of ground floor, first floor, second floor of 655 sq.m./each and a roof of 50 sq.m. (in which there are dormitories). That is, the total area of the building amounts to 2015 sq.m.
Based on the mentioned data, the building does not have central heating, there is no elevator and there are no underground storage areas. However, it has greenery in front of it and an uncovered area that is used as a parking lot.
According to the assessment report, morphologically the shell of the building is not particularly interesting compared to the building stock of the area and follows the typical architecture of the buildings of the wider area. It is a conventional construction that goes hand in hand with the time of construction and is in a good state of maintenance, while the year of construction is taken as 2000.
The starting price and weights
The market value of the property based on the appraisal report and the following the first bid price for the auction is €1.63 million.
Urgent is the Cepal Hellas as manager of its claims “Symbol Investment NPLCo Designated Activity Company” and the compulsory seizure was imposed for 100,000 euros, an amount that is part of a total debt of 312,741.98 euros.
It should be noted that the property carries…many encumbrances as there are several liens and mortgages against the debtor company.
